Unlock Demand Insights, Kato's aggregated view of live demand across your society, to understand what occupiers are asking for, where they're looking, and what size and sector is most active in your market.
❓ Why
Every requirement circulated on society is a signal of real demand. Demand Insights aggregates those signals into usable intelligence: sector breakdowns, size distribution, submarket heat-maps. For landlord advisory, pitches, and portfolio planning, this is some of the sharpest occupier demand data available - because it's drawn from live briefs, not surveys or forecasts.
🔍 Overview
Once enabled, Demand Insights appears as a section within your Society Dashboard. It pulls from every circulated requirement on your society, anonymises and aggregates, and presents demand patterns across sector, location, size, and time.
📊 Step-by-step
1. Confirm your firm has Demand Insights enabled
Demand Insights is a paid add-on. If you're unsure whether your firm has access, ask your Customer Success contact your Organisation Admin.
2. Open Demand Insights
From your Society Dashboard, click Demand Insights.
3. Explore the core views
Sector breakdown - which company sectors are most active (tech, legal, financial, retail, etc.)
Size distribution - how demand clusters by sq ft band
Location distribution - where in your submarket(s) demand is concentrating
Trend over time - how demand is moving month on month
4. Filter to your area of interest
Narrow by date range, size band, sector, or submarket. Useful for preparing landlord advice ("here's what sub-10,000 sq ft demand looks like in EC2 this quarter").
5. Save your report
Saving your report allows you to come back later to review the same metrics and filters.

You can navigate Demand Insights confidently, interpret the core views, and translate what you see into insight for a landlord call, a pitch, or a portfolio review.
💡 Common mistakes & pro tips
Demand is anonymised but indicative. You can't see who's asking for what — only the aggregated pattern. That's deliberate: members wouldn't share live demand if it could be reverse-engineered.
Filter deliberately. Broad views are informative; filtered views are actionable. "Legal sector, 20,000–40,000 sq ft, W1 over the last 90 days" tells a story.
Watch for pattern shifts. Sudden changes in sector or size patterns often precede rent/take-up shifts.
