❓ Why
Your disposal record is the foundation of every workflow that follows: matching against requirements, publishing to the Agents Society and portals, building PDFs and microsites, tracking interest, and logging the eventual deal. The more complete and accurate you are at creation, the less back-filling you'll do later, and the sharper Kato's match suggestions will be.
🔍 Overview
Creating a disposal is a five-step flow:
Select the location
Define availability
Upload media
Add marketing text
Save and prepare to publish
Step 1: Select the location
From the Kato homepage, click + Create in the top right and choose Disposal. Use the address lookup to find your property, then position the map marker to refine the location. If the address isn't right, click Enter manually to adjust it yourself.
Step 2: Define availability
Fill out as much information as possible — confirm tenure (To Let / For Sale), add floor/unit sizes, quoting rent, service charge, business rates, tenure details, fit-out details or condition preferences, EPC and any building certificates. The more fields you complete, the more accurately Kato will match your disposal to requirements.
Outgoings for specific units within a disposal (if they differ) can be defined independently from one another in the availability section.
Step 3: Upload media
Within the media section of your disposal, you can add Images, PDFs, floor plans, certificates, URL links to video hosting sites, and many more. Attach quality media in the largest size possible. Upload as many high-resolution images as you have, and make sure your latest brochure is attached. The media you upload here has the ability to flow straight through to your society listings, website feed, portals, and generated PDFs if you choose.
Step 4: Add marketing text
Add a summary and any marketing copy that describes the opportunity — use Kato's pre-defined fields (key features, specification, transport, amenities and facilities) or add your own.
Step 5: Save and prepare to publish
Once availability, media and marketing text are in, save the disposal. It's now ready to match against requirements, publish to the Agents Society, push to your website, and feed portals.
📊 Quick Start (2 minutes)
Click + Create → Disposal.
Enter the address and confirm tenure (To Let / For Sale).
Add at least one floor/unit with size and quoting rent.
Upload a lead image and a brochure if you have one.
Assign the agent(s) so match notifications route correctly.
Save; the disposal is ready to match and publish.
💡 Common mistakes & pro tips
Don't skip floor/unit details. Headline size alone doesn't drive accurate matches, add every available floor/unit separately so size, tenure and preference fields can filter properly.
Set match preferences honestly. Fitted vs unfitted, single-floor requirement, and condition fields feed directly into Kato's matching algorithm. Blank fields exclude matches rather than including them.
Mark as 'Market Intel' vs 'Instructed'. Use Market Intel for properties you're tracking but aren't retained on. Keeps your instructed portfolio clean for reporting.
Confidential disposals. If you can't share the property publicly, tick the confidentiality setting, it controls what's visible on the society, portals, and landlord reports.
Adding a scheme disposal? Scheme-level disposals hold multiple buildings under one parent listing. Use the "Add within scheme" option if your property is part of a larger development.
Investment disposals. For investment sales (tenanted buildings), additional fields capture cap value, NIY, WAULT, and tenancy status, fill them in at creation so the disposal is filtered correctly in investment searches.
Multiple Tenants/tenancies in an investment disposal? Kato allows you to add one tenant to a disposal. If you would like to market the investment disposal displaying multiple tenancies, then an easy workaround is to upload the tenancy schedule as an image within the Media section of your disposal.
