🎯 Goal
Create a new disposal in Kato, ready to match, market and report on, in under five minutes.
❓ Why
Your disposal is the foundation of every workflow that follows, matching, marketing, reporting and closing. Getting it right at creation means less back-filling later, cleaner match suggestions, and faster time to first viewing.
🔍 What's covered
Creating a new disposal (letting or sale)
Defining availability and floor/unit information
Setting key terms; lease, pricing, possession
Assigning teams and managing confidentiality
Uploading media to support marketing
Preparing the disposal for publication
📊 Quick Start (2 minutes)
From the Kato homepage, click + Create in the top right and choose Disposal.
Enter the property address — use the lookup, or click Enter manually if the lookup can't find it.
Add at least one floor/unit with a size and quoting rent, and confirm tenure (To Let / For Sale).
Upload a lead image and any marketing media you have to hand.
Assign the agent(s) on the disposal so match notifications route correctly.
Save — your disposal is now ready to match and market.
💡 Common mistakes & pro tips
Don't skip floor/unit details. Headline size alone doesn't drive accurate matches, add every available floor/unit.
Match preferences matter. Fitted vs unfitted, single-floor requirement, and condition fields feed directly into Kato's match algorithm. If they're blank, you'll miss matches.
Mark as 'Market Intel' vs 'Instructed'. Use Market Intel for properties you're tracking but don't hold the instruction on, keeps your instructed portfolio clean for reporting.
Confidential disposals. If you can't share the property name publicly, tick the confidentiality setting on creation, it controls what's visible on society, portals and landlord reports.
