Step 6: Campaigns and Marketing lists

Written by Max Kemplen

🎯 Goal

Send a targeted email campaign for a disposal, chosen list, chosen template, branded, tracked, in under ten minutes.

❓ Why

Campaigns multiply the reach of a single disposal beyond your direct enquiries and society circulation. Paired with well-maintained marketing lists from your CRM, they drive measurable inbound interest, and the reporting shows exactly which contacts engaged, so you know who to follow up first.

🔍 What's covered

  • Creating a single-property email campaign

  • Selecting and editing a marketing list

  • Choosing and using email templates

  • Customising email content and messaging

  • Previewing the campaign

  • Sending or scheduling the campaign

📊 Quick Start (2 minutes)

  1. Open your disposal → click CampaignsNew campaign.

  2. Select your marketing list. Contacts with unsubscribed / GDPR-opted-out status are excluded automatically.

  3. Choose a template, Kato's default, or one of your agency's custom templates.

  4. Edit the subject line and opening copy. Keep it short and specific, think location, size, rent.

  5. Preview. Send a test to yourself first.

  6. Send now, or schedule for a send window that matches your market.

💡 Common mistakes & pro tips

  • Maintain your marketing lists. Stale lists kill deliverability. Use the CRM to keep lists up to date and prune non-engaging contacts quarterly.

  • Check GDPR preferences on contacts before adding to a list. Kato enforces, but knowing who you can and can't email is your responsibility.

  • Multi-property campaigns are available for broader reach as a optional Bolt-on. once unlocked for your org, open the disposals list, select multiple, and launch a combined campaign.

  • Review campaign analytics after 48 hours. Opens and clicks route back to the CRM, follow up on the engaged contacts first.
