🎯 Goal
Export your sale records out of Kato, as a spreadsheet or comp schedule, for client pitches, valuation work, team reviews, or offline analysis.
❓ Why
Sales comparables are hard currency in investment work. Being able to extract a tailored cut of comparables, investment yields, capital values, regional benchmarks, in seconds rather than minutes is a meaningful advantage for any pitch or valuation.
🔍 Overview
Two export routes: spreadsheet (filtered list as CSV/Excel for analysis) and Comp Schedule (single or multi-property formatted comp report for clients).
📊 Route A — Export as spreadsheet
Open Sales.
Apply filters to your desired cohort.
Use the download option to export as CSV or Excel.
Exports what's in view, so filter deliberately first.
📊 Route B — Export as a Comp Schedule
Open a sale record.
Click Export Comp.
Download the comp document.
For multi-property comp schedules, use the Comp Schedule feature from a disposal.
✅ You've done it when…
You have the export ready to share, analyse, or include in a client document.
💡 Common mistakes & pro tips
Filter first, export second. "All sales ever" rarely answers the real question.
Sales comp quality depends on record completeness. A sale record with yield, NIY, capital value, size, tenure, and tenancy is strong evidence; one with just address and price is weak.
Handle confidential sales carefully on external exports. Strip any NDA/confidential rows before sending outside your agency.
Comp Schedule feature (from a disposal) is purpose-built for client reports — prefer it to raw spreadsheet exports when pitching.
