How to publish a requirement

Written by Max Kemplen

🎯 Goal

Circulate a requirement (acquisition) to your society so every member sees the brief and disposal agents start sending you matching properties directly.

❓ Why

Publishing to society is the fastest way to canvas the market on behalf of your applicant. Members who hold matching stock respond with match requests directly disposals land on your availability schedule automatically, in a format you can curate and share with your client. You also get proactive suggestions on specs you might not have searched for yourself.

📊 Required fields before publishing

Societies require these to be complete before you can circulate:

  1. Company Sector

  2. Size

  3. Location

  4. Reporting Date

🔍 Overview

You can publish either at the point of creating the requirement, or later via the requirement's Search Criteria tab → Society Publishing. Select the target societies, confirm the requirement type, and circulate.

📊 Step-by-step

1. Open the requirement's Search Criteria tab

From Requirements, open the requirement, then the Search Criteria tab.

2. Confirm the requirement type

Select whether this is an Acquisition, Enquiry, Market Demand, Comp Schedule, or Market Research. Important: Comp Schedule and Market Research will not email society members - these are internal research categories. You can still use them to match properties to your schedule, just without society notification.

3. Click Society Publishing

Confirm which societies to publish to (RLAS, OAS, IAS, WEAS, CAS - whichever your firm is a member of).

4. Customise the mailer

Edit the subject and body of the mailer. A tight subject line wins engagement - e.g. "Tech occupier: 15,000 sq ft, EC1, fitted, October move-in".

5. Circulate

Send immediately or schedule. Kato's next-available recirculation date is shown once sent.

✅ You've done it when…

The requirement appears in the society's Requirements feed, members receive the mailer, and match requests start landing on your availability schedule.

💡 Common mistakes & pro tips

  • Company sector and reporting date drive filtering. Disposal agents filter society requirements by sector — a blank sector field means missed matches.

  • A sharp subject line wins responses. Include sector, size, location, and any notable criteria (fitted / fringe OK / sustainability requirements).

  • Use Comp Schedule / Market Research deliberately. These categories let you add properties to your schedule without bothering society members — useful for pre-pitch research or valuation comps.

  • Client confidentiality — if the applicant's identity is sensitive, circulate under "Tech occupier" or similar without naming them directly.
