Marketplace Advertising for Landlords

Marketplace Advertising is a paid feature that enables landlords to promote their schemes, buildings and launches directly to the UK’s leading commercial property agents. Your advert appears inside the Agents Society marketplace, where more than 75% of UK commercial property deal flow originates.

This article explains how Marketplace Advertising works, what you can advertise, pricing, design guidelines and the next steps to get started.


About the Agents Societies

The Agent Societies are exclusive, members-only networks for commercial agents specialising in office, industrial and retail leasing across the UK.

Inside the platform, agents can:

  • Share live availability

  • Circulate active requirements

  • Preview upcoming building launches

  • Match supply and demand directly

  • Report seamlessly to landlord and occupier clients

The result is clean, deal-ready data with no spreadsheets and no inbox overwhelm.

Disposals Marketplace

Your advert appears within disposal search results for relevant agents.

Requirements Marketplace

Your advert appears within the requirement search results for relevant agents.

Across both areas, your advert is shown prominently on a rotating carousel that refreshes on every login or page reload.


What’s Included

  • Placement in one or multiple marketplaces (WEOAS, CAS or OAS)

  • Prominent advert visibility within the chosen marketplace

  • Click-through to either the corresponding marketplace listing or a dedicated property marketing website

  • Visibility only for agents instructed on the disposal

  • Rotation within a maximum 10-advert carousel

  • Monthly reporting on impressions and click-throughs

Additional details:

  • Prices are per advert block (including click-through link).

  • All prices exclude VAT.

  • One advert change permitted per month during the term.

  • Advert content must meet all design and subject guidelines.

  • Pricing is fixed with no negotiation or discounting.

  • Slots are allocated strictly on a first-come, first-served basis (design and payment received).


Next Steps

1. Confirm

Provide the property, time period, start date and click-through URL.

(Note: The URL must link to the property’s disposal on the Society or a dedicated marketing website.)

2. Provide Design Assets

Submit high-resolution creatives in one of the approved formats:

  • Landscape: 1200 × 307px

  • Portrait: 500 × 840px

Kato does not provide a design service.

3. Contract

A contract will be issued to your client, with an invoice to follow. Payment terms are quarterly in advance.

4. Go Live

Once payment and assets are received, the advert will go live within 7 days.

Kato will provide monthly reports covering impressions and click-throughs.


FAQs

Who can advertise?

Landlords with instructed agents who are Society members, and with a live listing on an eligible Society. Pipeline properties (instructed but not yet listed) may also be accepted.

What can be advertised?

Only properties, buildings, schemes or parks available to lease via instructed Society agents.

General company, management, fit-out or non-property adverts are not permitted.

Where is advertising available?

  • WEOAS

  • CAS

  • OAS

How large is the audience?

  • WEOAS – 1,024 agents

  • CAS – 876 agents

  • OAS – 1,246 agents

    (Membership numbers may change.)

How many adverts appear at once?

A maximum of 10 adverts can run simultaneously in each Society carousel.

What if the space leases?

You may swap the advert (maximum one change per month).

If the landlord has zero vacancy during the 12-month term, credit for future advertising may be considered.

What are the payment terms?

Annual in advance. The advert will go live within 7 days of receiving both design assets and payment.

How are slots allocated?

First-come, first-serve, defined by the date Kato receives both the final design and payment.

Who approves content?

All adverts must comply with design and content guidelines, overseen by Kato and the relevant Society Committee.
